TODAY'S KELLY UPDATE‼️

If I was to report on the stats that are currently available from the REBGV, it would say that the market is still red hot, however, realtors are starting to notice a slow down throughout the month of March. What I am seeing now is that half of the properties are still selling in multiple offers while the other half are not, even though they were priced according to the last sale in their segment of the market. This will not be reported until April when the March statistics are available. This may partially be due to spring break, it may be due to the increase in interest rates in early March, to increased inventory, or it may just be that prices are tapped out due to banks tightening up their lending policy. In many ways this is a good thing. Our market throughout the rest of 2022 will likely be a lot more "sane" with buyers having a bit more time to make a decision before buying. Sellers will still be able to sell for a good price, however, there may be some negotiating and there may be subjects on the offers that come in. I would now recommend that Sellers sell before they buy rather than the advice I would have given in January or February to buy before you sell. Of course each city neighborhood and housing type is experiencing this market differently.
