Know the difference! 🏡 When buying a home, market value is what a buyer is willing to pay based on comparable sales. But appraised value is what an independent appraiser says the property is worth.

Why it matters: The bank will only lend based on the lower of the two values. So if the appraisal comes in lower than the market price, be prepared to make up the difference in cash or negotiate with the seller.

Getting an appraisal lower than the agreed purchase price could mean you don't end up getting the home or have to bring more money to closing.
