Back when I was working my 9-5 job, 
I was working towards eventually escaping the rat race.
I knew that real estate was the answer for me but I kept holding myself back because…
I had no experience, zero money, and I didn’t know anybody who invested. 

So I realized that if I wanted to get skin in the game, 
I'd have to start networking with people who already had the resources and experience. 
So I started attending local meet-up groups, and not even that much! 

From there I met a guy who then introduced me to my future real estate partner…
And it so happened to be that he lived near me and invested in Mobile Home Parks.
 
Eventually, I learned how to decipher whether a deal was good or not, so I decided I would make a deal with him…

Which was for every deal that I would bring him that he ended up closing on, to hook me up with an acquisition fee.

And next thing you know he gives me a call about a deal I gave him, saying... 
"Hey, Derek my operating partner backed out because the deal is going to be too much work, it’s a pit, do you want in?”
 
And of course, I said YES!
The deal ended up being pretty good for me since I got 20% in equity to operate the deal, 

And then we later refinanced the property for $1.75M giving me $350,000!

So remember if you don’t have the money to get started,
You can always create connections with the people that do,
And provide massive value to them by…
Cold Calling 
Operating the deal
Or Underwriting
