When I spoke at InvestFest last year, I was frustrated by all the inspiration and motivation that wasn’t turning into real action (and this is NOT a criticism of any sort of InvestFest btw. I was and remain frustrated ‘in general,’ about the untapped potential of our people. And our community. Zero shade. I commend what the brothers are doing and building at investfestival and earnyourleisure). 

So, I threw out a challenge: I owned 700 single family rental home properties through thepromisehomescompany - the largest of its kind in the nation (a company which I’ve since sold, but I remain a major shareholder post sale). Some of these properties weren’t being redeveloped, so I thought, why not give someone in the audience a shot?

I offered this: I’ll provide the asset for free, you put in the sweat and tears. If you successfully redevelop it, you get 20% of the profit. Or, if you invest some money to rehab it, you’ll get 50% when you sell it.

Ivan Gaskin and 300 others sent in proposals, and my team picked the best one. Now, that property in Lithonia, Georgia is on its way to being sold.

This is what it’s all about—moving from the streets to the suites. All I did was give Ivan and his team a shot, just like someone once gave me. When you make it, remember to give someone else a shot, too.
