Looking for great cash-flowing deals… 👀

It’s time to start thinking creatively about ways to find properties that aren’t just on the MLS.

Both of these deals were found unconventionally (using loopnet and cold calling) but allowed me to create an extra $3,000/mo in cash flow. 💰

Some ways to start to think more creatively in finding deals are: 👇🏼

Creating alerts on sites other than Zillow or Redfin. Check out places like Crexi and Loopnet and set alerts for properties in your buy box 📦

Driving for Dollars or Bird Dogging: If you’re an out-of-state investor, find someone local where you invest to find value add properties by driving for dollars for you. Take this list of properties and then start calling the property owners and see if you can make a deal work! ✅

Find off-market deals using software like Propstream. It can be hard to learn at first, but once you narrow down your market and your buy box, find properties with owners that you can call and submit offers. 📝

Get on all the wholesale lists in your area: Network with investors in Facebook groups, REIA’s, and places like @outofstateinvestoracademy to ask where people are finding their deals. Wholesalers typically will post deals in places like Facebook Marketplace or Craigslist.
