In 2020, I bought my first rental for only $98,000 using my own money…

But I ended up getting stuck, trying to figure out how to buy my next one! 

And since this first property, I’ve scaled to 49 units in less than four years (all in just these three states) - using almost none of my own money and bring in around $10k/mo in net cash flow 😱

Here are my strategies in each city:

1️⃣ Cincinnati, Ohio:

I have a mix of long-term rentals and midterm rentals in this city. This was where I bought my first rental and it’s been a great market for doubling my cash flow with MTR’s! 

2️⃣ Augusta, Georgia:

My team and I do a combination of flips and BRRRR’s in this market!

It’s a great market where we’re consistently finding properties to buy under $100k to cash flow or make a profit to funnel into other projects! 🤗

3️⃣ New Orleans, Louisiana:

My strategy in this market is majority flips and any money that I make from these then goes into buying rentals to create more passive income. 💵

Even though the average home prices of this market are mid-200’s, I typically am finding properties around $100k to purchase, even in today’s market!
