Overpayment doesn’t happen all the time, but it does happen often enough that I needed a protocol to deal with it.

What should you do if a tenant overpays their rent?

When I see an overpayment, the first thing I do is call. Any tenants who’ve checked rentrediofficial account would already know what they owe for the month. I’ve entered their rent amount (along with any assistance I received) well before the first of the month.

If they’ve accidentally overpaid, I’ll send a refund (after everything has cleared) and caution them that this is a courtesy. I won’t do it again.

In this particular case, it wasn’t an accident! She purposefully overpaid because she wanted to get ahead with her income tax refund.
