I don’t always walk away from this, but the biggest red flag is giving a tenant the first right of refusal. That means if I want to sell, I have to present the deal to the tenant first.

There’s absolutely no reason you should be giving that to any tenants. If I see that in a lease, I try to get it removed immediately.
