When people don’t have jobs the government doesn’t stop paying rent, HUD and Section 8 step in to cover it.

I’m in the middle of a 102-unit project being converted into apartments using 100% creative finance and Section 8 is paying about $1,400 per door… in one of the worst areas.
ㅤ
The market is about to split into the haves and the have-nots. The biggest opportunities are going to come from serving the have-nots in reality.
