DENVER: KNOW THIS BEFORE YOU MOVE!👇

As of January 1, 2026, Denver’s New Tenant Laws took effect. Here are the key things you need to know to protect yourself this year:

1.) TOTAL PRICING ⭐️
Landlords must now advertise the FULL, ALL-IN monthly price of renting. Aka any MANDATORY monthly fees must now be included in the total rent price. 
• base rent = cost of rent
• total rent = cost of rent + mandatory monthly fees (i.e. valet trash)

2.) WEAR AND TEAR 💎
Landlords can no longer charge for NORMAL wear and tear, nor can they withhold your security deposit for the following reasons:
• carpet 
• paint
• cleaning costs 

⭐️ PLUS you can now request a pre-move-out walkthrough with your landlord, ensuring that all deductions are agreed upon.

⭐️ Deposits MUST be returned WITHIN 30 days with an ITEMIZED STATEMENT of any deductions*

3.) HOUSING VOUCHERS 🤏
If you’re using a housing voucher, a landlord can no longer request your credit REPORT, SCORE OR HISTORY. Your application should never be blocked by credit if you’re using a voucher.
