We have a problem! 

Day 1 of the barn conversion

Morning everyone! So this quantity surveyor budget was a real shock, because we got it (after 2 months delay) at 8pm on Friday night and works were booked to start 8am Monday morning! 

The problem is, because it’s taken 2.5yrs to get to the start point, due to so many bat, flood surveys etc being needed, plus delays in planning, it means the cost of timber and building in general has gone up massively since we originally planned to do this. 

So we had emergency meetings with our architects and builder over the weekend to make some big decisions. 

Firstly, our brilliant builder Tom and I went through every line of the budget and reduced it, because he is a local builder with virtually no overheads and a very experienced tight team who work hard and fast. 

Then we deleted a shed load by me taking on the role of Project Manager (help!) and doing all the decorating myself. 

Then we deleted various things like the link between the barn and the extension, terracing front and back and the wood burning stove. 

Then we reduced the budget for the kitchen, the stairs and almost everything else! 

After all that we got it down a wapping £300k to £500k. 
That’s still too much, but it’s a start! 

Now we have to decide what the priorities are. 

What should we spend proper money on and what should we save on?

Any help gratefully received! 

First immediate question though is - is it better to save money on the kitchen or the flooring?
