Project Management Tips: 

Hats off to all the project managers out there, it’s definitely not easy especially your first time. I single handily project managed this property without a contracting company. I outsourced each skilled tradesman and managed them accordingly. Here are a few of the things I learnt:

- Add 30% contingency on your build cost. 
- Add 50% project time, it will take longer than you think to complete. 
- Hand deliver the party wall notice to the neighbour yourself, incase of delay. 
- Ask the neighbours to book their surveyor as soon as possible. 
- Do not leave your party wall surveyor to communicate with your architect, structural engineer and contractor they will all keep passing the buck 🥹, Instead manage them and keep a strong line of communication. 
- Build a great relationship with building control. Do exactly what they say 👊🏾
- Stay aggressively on top of your builders, they like to go from one site to another 😮‍💨
- Know that your project will look like nothing is happening for a long time, keep focused on you schedule of works, and getting to the end. 
- Cover your pipes throughout the build 🙄, dust will get in them and block them. You do not want to find that out after the final fix. 
- Once you are on the ride you cannot get off until it’s done 🫠, so get yourself mentally prepared to face unforeseen challenges. 

This project took 6 months to develop a L shaped dorma, rear extension and full internal refurb (apparently it’s was supposed to take 9 months😇). There honestly wasn’t a day I wasn’t on site. I put everything I had into it and am proud of what has been accomplished. Although I will never project manage a project myself again (😅), I am unbelievably grateful for the lessons learnt.
