I’ve spent over a decade as a TV property expert on shows like Coast vs Country and A Place in the Sun, as well as speaking on expert panels and developing my own properties in the Middle East , being a landlord and in the old days being my dads side kick in his uk property business. 

After  watching hundreds of buyers in action, I’ve learnt that house-hunting is never just about the checklist.

Here are three truths about buying a home that nobody really tells you:

1️⃣ First impressions are everything.
Most buyers know within 30 seconds if a home feels right or wrong — long before they can justify it. I’ve even had people say “No, this isn’t it” before we’ve stepped through the door.

2️⃣ People shop with logic… but buy with emotion.
Buyers often fall for a property that doesn’t match half the criteria they arrived with. Practical lists matter, but the decision is ultimately driven by how a place feels.

3️⃣ We don’t choose the best house — we choose the house that tells the best story.
When someone can picture Sunday lunches, Christmas morning, or summer barbecues in a space, that’s when the commitment happens. Visualising your life inside a home is far more powerful than any spec sheet.

After filming house hunts across the UK and abroad for years, these patterns are consistent — because buying a home is always about the life you imagine in it, not just the property itself.
