Any trip to Mauritius would not be complete without showcasing some of the beautiful Villas you can find here 😁. And stunning is an understatement! This Villa is located on the East coast of Mauritius: 6 bedrooms, 902 m2 of living space on a 3,000 m2 plot. A little beauty! 🙌🏽

Anyone can buy on the island however there are some restrictions as to what you can buy as a foreigner. The property needs to be part of either PDS, RES or IRS schemes. This is to protect market access for the local population. Expect to pay between $7m and $12m for the top end market with an average residential price of $10,000 per square meter in that segment. 

The market has been quite healthy with YOY capital appreciation of 4%-5% over the past few years and a similar net yield (for those scheme properties). As always, this will vary on how well you buy. Cost of acquisition (purchase tax) is 6% and another 5% when you sell the asset. Buying here gives you a 10 years resident permit, that can be renewed, but the key attraction is the tax regime. No CGT (capital gain tax) nor inheritance tax, and 15% to 20% rate on revenues if you become tax resident (your main home). Add the lifestyle, white sand beaches, climate, Mauritian hospitality and no wonder more and more are tempted to buy or move here. 🏝☀️
