London acquisition completed ☀️

We’ve been working with our clients from New York for nearly 12 months now. Family relocation with 3 children. Timeline: all to be finalised before school start this September. Each stage of the process we managed so far: 

- Residency visa application. Tier 1 investor visa obtained in December. 
- Lending for the new home. Terms agreed in February (private bank). 
- End of Feb: we conducted a complete market search delivering 21 properties matching our clients’ criteria (including 8 off market options) 
- Mid March: we agreed a shortlist of 11 properties to view with our clients. 
- 3rd week of March: clients trip from NY and viewing week. 
- 4th week of March: offer made on clients’ 1st choice. 6 days of negotiations. House secured 11.6% below asking price. 
- April: survey, formal mortgage offer and conveyancing process. 
- 16th of May: contract exchange. 
- 20th of June: completion and celebrations🥂

Next steps: organising furniture removals, house staff and security before the family move in August.
