What are the important factors when valuing a property as a buyer? This will determine your negotiating strategy, how to position yourself price wise and ensure you do not overpay for a property. 

- Location, neighbourhood, street and which side of the street
- Market dynamic. Supply and demand for that kind of asset. Stock level 
- Potential capital appreciation 
- Listed building. Planning restriction 
- Lease length (UK)
- Turnkey or requires renovation. Structural defect 
- Opportunity to develop/extend the property further 
- Internal space 
- Number of bedrooms/bathroom, office space, gym, pool. 
- Period features, brightness and ceiling height
- Outdoor space. Size and orientation 
- Parking space, proximity of public transport, amenities and schools. 
- Noise level, security and privacy
- Planned development project close by of similar assets (think resell competition) or potential development that could obstruct a view. 

This list is not exhaustive but gives you guidance when valuing an asset 👨🏽‍💻 and whether or not a seller’s asking price is too ambitious. It is important to go through that due diligence as that will save you from paying over the odds for a property. And always remember that in real estate investment, you make your money when you buy, not when you sell. So make sure you buy well and seek expert’s advices🛡
