What is the most efficient way to find your ideal property - Part 3

It is to use and engage the services of an independent buying agent. 

Selling agents represent the interests of the sellers, their clients. 

Buying agents work for you, the buyer, and represent your interests only. 

They do not sell real estate, or at least they shouldn’t. Instead, their role is to advise you on all aspects of the acquisition, conduct a complete market search amongst all selling agents as well as their own private network to identify the best on and off market properties matching your criteria, use their expertise to negotiate the best terms and manage the conveyancing process through to completion saving you a lot of time and stress. 

An independent buying agent will have access to the entire market, increasing the probability to find what you are looking for. That is as long as they do not sell real estate. If they do, they will be seen as competitors by the estate agents and will inevitably lose their total market access for the search. 

A buying agent will be retained by you the buyer to manage the entire acquisition process on your behalf. So, no conflict of interest.
