And the winner is….Monaco, which remains the most expensive property market in the world with an average price per square meter of €47,600, way ahead of number 2 Hong Kong with €40,000 per square meter and New York in 3rd place with €22,000 per square meter.
 
Latest data from the land registry, shows that despite the situation of last year, 
residential prices in Monaco have remained relatively stable within the principality with only a 1% drop compared to 2019. Monaco is a very unique market where demand is outstripping supply for years now and with only 2.5 square kilometre (slightly bigger than the Vatican), opportunities to develop are far and between.
 
Having said that, there are 5 super exciting projects on their way (combination of block of flats and villas):
Mareterra (by the Japanese gardens), 10 new villas and 110 flats to be completed by 2025.
L’exotique (completion 2022), Villa Pallazzino (completion this year), Bay House (completion 2024) and Villa Portofino (completion 2022).
