2021 UHNW’s real estate investment priorities. 

Great insights from the Wealth Report and the annual attitude survey showing UHNW’s shift in priorities with their real estate investment. 2021 ranking as follow:

 2021 vs.2020
1. PRS - Residential Private Rented Sector (from 7th place).
2. Logistics (from 6th place)
3. Land development (same position)
4. Offices (from 1st place)

Key drivers. No surprise seeing PRS leading the way during a period of economic stress. Those assets usually offer a secure income stream which is more insulated from external factors compared to other property sectors. During the past year, PRS rental collection rates have been higher compared to others, and demand for rental property tends to increase when people’s financial stability is uncertain. So most investors see the growth prospects being good in the medium-term. 

Same applies to warehouse/logistic assets. Driven by the explosion of online shopping and e-commerce, those assets have been delivering rising rental incomes in recent years and are seen by many as good mid to long-term prospects. 

Finally the drop of Offices from top spot to 4th place. With many working from home for the past 12 months, some companies have or are looking at reducing their office space going forward (and therefore operating costs), making this asset less appealing compared to pre-COVID.
