PORTUGAL GOLDEN VISA ~ The Portuguese government has confirmed that the Golden Visa will soon cease to apply to property purchases in Lisbon, Porto and coastal areas such as the Algarve, but WILL REMAIN for the rest of the country. 

For a real estate investment of €500,000, recipients of the Golden Visa gain the ability to live and work in Portugal, with access to healthcare and education. They can choose not to become tax resident, in which case still they’ll benefit from visa-free travel throughout the Schengen zone for up to 90 days in any 180-day period. They can also apply for Portuguese citizenship after holding their residency permit for five years.

This was a long time coming with opposite sides of the debate lobbying since 2019. The main impact is likely to be a drop of international investments in Lisbon and Porto. Although the new rules come into effect on 1st July 2021, there will be a transition period running into 2022, meaning that as long as you start the visa application process prior to July, completion can take place later in the year. This leaves six months for buyers who are looking to secure the Golden Visa to proceed with their acquisition.
