From an Austin realtor who sees this every day:

✨If you’re not getting showings… it’s the price.
Not the market. Not the photos. The price. 

✨If you’re getting showings but no offers… it’s the house.
Condition. Layout. Presentation. Something is making buyers hesitate.

✨If you’re a buyer without a pre-approval or proof of funds…
we are not writing an offer.
Sellers are not going to take you seriously.

✨If you won’t sign a buyer rep agreement…
I can’t show you homes.
Not because I’m being difficult. Because I legally can’t.

✨The Zestimate is wrong more than people want to admit.
It does not know your finishes.
It does not know your street.
It does not know the difference between your house and the fully renovated one two blocks over.
Please stop treating it like an appraisal.

✨If your strategy is “let’s just see what happens”…
something will happen.
And you’re probably not going to like it.

✨If you’re waiting for the perfect time…
you’re going to be waiting while other people make moves.

This isn’t me being mean.
It’s me being honest.

Because the clients who win in this market are not always the richest. They’re the most prepared.
