Toronto is at a 10-year high in homes for sale — and we’re not even in peak spring inventory yet.

A lot of people are comparing this to the 90s, but the setup is different:

• Unemployment then: ~11–12%
• Unemployment now: ~5–6%
• Home prices then: ~4x household income
• Home prices now: ~8x household income
• Population today: up ~60%

So the real question isn’t “Is this exactly like before?”
It’s: Where can you still create strong cash flow today?

That’s why I’m focused on US cash-flow markets while most people wait on the sidelines.
