The biggest risk I took wasn’t borrowing $550,000.

It was deciding not to stay comfortable.

When I signed those private lending papers, I wasn’t confident.

I wasn’t calm.
I wasn’t pretending to have it all figured out.

I was a Canadian investor staring at two average houses in St. Catharines and a reality most people avoid: "playing it safe was costing me time."

Yes, the result was $169,000 in equity in 24 months.

But that wasn’t the real win.
The real win was learning how to think in leverage, structure, and systems, instead of waiting for certainty that never comes.

Fast forward to today,

Canada’s entry point has become a wall for many families.

So I stopped forcing capital into a market that no longer rewards it.

The U.S. still does.
Lower buy-ins.
Stronger rent-to-price ratios.
And the same OPM principles, without needing $550k.
