🌍🏡 How a War Overseas Can Affect the GTA Real Estate Market

Most people don’t immediately connect global conflicts with the housing market here in the GTA… but the reality is, the two are more connected than you might think.

Right now, tensions involving Iran and the Middle East are creating ripple effects across global financial markets. And those ripple effects can eventually land right on our doorstep in the Canadian real estate market.
Here’s how the chain reaction works.

When geopolitical conflict happens, investors around the world move their money into what they consider “safe” assets. 

One of the biggest safe havens is government bonds.

When a large amount of institutional money flows into bonds, bond yields begin to move, and those movements directly influence fixed mortgage rates in Canada — especially the 5-year fixed mortgage, which is the most common mortgage product Canadians use.

But there’s another factor too: oil prices.
The Middle East plays a massive role in global energy supply. When conflict disrupts that region, oil prices often spike. Higher energy costs can push inflation higher, and when inflation rises, lenders and financial markets begin adjusting borrowing costs.
