Every time there’s big economic news — tariffs, court rulings, trade headlines — my phone lights up.

“Will… does this mean home prices are coming down?”

Here’s the honest answer 👇

Only slightly. And not right away.
Yes, the recent U.S. court decision lowers the risk of extreme, sweeping tariffs. That’s a positive. It adds stability. 

But it does not mean:
• Tariffs are gone
• Lumber and steel suddenly got cheaper
• Builders’ costs dropped overnight
• Home prices are about to fall dramatically

Construction costs are still elevated. Labour is still expensive. And those pressures don’t unwind because of one legal decision.

If you’re a buyer hoping this creates a sudden discount — it’s not that type of shift.

If you’re a seller worried this changes your home’s value tomorrow — it likely doesn’t either.

Here’s what really drives affordability in Ontario:
📉 Interest rates
🏗️ Housing supply
📈 Population growth & immigration
🏛️ Federal & provincial housing policy

Those are the levers that move the market.

Think of this ruling as removing a major downside risk — not creating a new upside opportunity. It lowers the chance of a deep, tariff-driven housing slump. That’s good for confidence. And confidence matters in real estate.

But your outcome still comes down to strategy.

Buyers: affordability will move more meaningfully with rate changes and increased supply.

Sellers: pricing, preparation, and positioning are what determine results.

The headlines shape emotion.
