The Fifth Element “Chaika” is one of the preferred #residential neighborhoods in the city of Varna. It was built as a gated community in the 1970s and 1980s and has been largely preserved to this day. The general urban plan of Varna includes the development of several private properties, one of which is designated for a new #building . The property has a rectangular shape and is located on the first line, parallel to Knyaz Boris I Boulevard. In the surrounding area, four 15-story blocks dominate, all facing the sea with their narrow side. Beyond the fourth block, heading east, two buildings have spontaneously appeared over the years, disrupting the originally planned layout. For this reason, we planned a structure with three volumes of varying heights and orthogonal shapes, designed to work with the existing buildings and complete the #urban composition as the fifth element.

The Fifth Element is a building with a strict and elegant #facade that matches its scale. To give the building its own individuality, it is designed with a pronounced verticality. The white elements on the facade create dynamics and movement, balancing with the restrained orthogonal form of the building.

The function is predominantly residential, planned so that all apartments have a sea view. The building consists of fifteen above-ground and two underground floors. Parking is entirely underground, providing 30% more than the required parking spaces, allowing the surface area to be used for a richly landscaped garden. The lower floors are designated for shops, a fitness center, offices, and studios. The building is constructed with the most #modern materials supplied by industry-leading companies, with the goal of creating a high-quality living environment with minimal operational and maintenance costs over time.
