It’s not. It’s a system. And like any system once you know the rules, you can run it.

Here’s what actually matters:

Find a landlord who already has an HMO licence. 

Don’t waste time trying to licence a property yourself when landlords with existing licences are sitting there waiting for the right operator.

Negotiate a win-win rent. 

This isn’t about squeezing the landlord. It’s about building a deal that works for both sides — because that’s what gets you referrals to their other properties.

Location is everything. 

Wrong area = wrong tenants = empty rooms = you losing money every month. Know your tenant demand before you sign anything.

Run the numbers properly. 

Minimum £100 profit per room. If you’re not hitting that — the deal doesn’t work. Walk away.

Then scale. 

Most landlords with one HMO have five more. Build the relationship. Take on the portfolio.
