Everyone thinks you need a bank to buy real estate. You don't.

Right now there are sellers all over the country who listed their house, watched it sit for 6 months, and finally took it off the market because they couldn't get the offer they wanted.
ㅤ
That seller still has a mortgage. They still have payments. And nobody's coming to save them. That's where my team comes in.
ㅤ
We're not asking the bank for permission, getting credit checks, or filling out a loan application. We're just taking over the payments that already exist on the property at the rate the seller locked in years ago.

Two sweet spots for these deals:
Expired listings = sellers who are tired and out of options
Pre-foreclosures = sellers who need out fast

The deed transfers. The loan stays. The seller walks away relieved. And you own a house without ever stepping foot inside a bank.

While everyone else is waiting for rates to drop, the deals are already sitting there. You just have to know where to find them.
