PROPERTIES I’d personally go into VERY carefully in England 👀

Not always bad buys… but definitely the types where I think buyers can underestimate the long-term reality.

1️⃣ Flats above shops/restaurants 
They can look cheaper for a reason. Depending on what’s underneath, mortgages, insurance and resale can all become trickier. Plus you’ve got things like smells, noise, late-night deliveries and a smaller buyer pool when you come to sell.

2️⃣ Flood-risk homes 
With climate risk rising, this is one I’d always investigate properly before buying. Check the actual flood history, insurance situation and local data — not just the estate agent details.

3️⃣ Tiny luxury new builds 
Some new builds are fantastic. Some are basically expensive shoe boxes with mood lighting 😅 
Always compare room sizes, storage and resale prices carefully before paying a premium.

None of these are automatically bad buys.

But they ARE the kind of properties where hidden costs, restrictions and resale issues can catch buyers out later.
