FORT BEND—Southwest Katy led single-family home sales in the Fort Bend County area in 2023, according to a Houston Association of Realtors analysis.

That portion of Katy saw 2,005 sales last year, with a median home price of $492,274 and an average home price of $543,955.

While other parts of Fort Bend County are seeing new developments and master-planned communities, the southwest Katy region is mostly built out.

"All the growth, the new development, the commercial activity – all of that is just continuing to pull people further and further out," said Jennifer Wauhob, a realtor who formerly served as the chair of the Houston Association of Realtors. "But it doesn’t mean that those older neighborhoods don't still do well."

Other factors – such as good schools, access to dining and retail and family activities – may be attracting people to the Katy area, Wauhob said.
