For years, institutional investors chased apartments, office buildings, retail centers, self-storage, and mobile home parks.

Today, a different asset class is attracting massive amounts of capital:

Data Centers.

The reason is simple.

Most real estate demand is driven by people.

Data center demand is driven by technology.

Cloud computing, AI, machine learning, and digital infrastructure have created a need for computing power that continues to outpace supply. According to JLL, global data center capacity is expected to nearly double by 2030.

That's changing how institutions think about real estate.

Office assets faced disruption from remote work.

Retail faced disruption from e-commerce.

Multifamily faces new supply in many markets.

Data centers are benefiting from an entirely new demand driver: artificial intelligence.

Many investors still view data centers as a niche real estate sector.
