Amsterdam faces an acute housing shortage. But Dutch developer AM doesn’t want to build just another apartment complex. It’s out to bring much-needed eco-friendly housing to all sorts of species—from humans to hedgehogs.

Collaborating with architecture and design firms VenhoevenCS and DS Landschapsarchitecten, AM launched the project following the zoöp model. The basic concept? Make “the interests of nonhuman life part of organizational decision-making.”

The plan calls for transforming a former wastewater treatment plant into a complex with 82 apartments where people, plants, and animals all feel at home. And to ensure the design aligns with the local ecosystem, the team worked with a specialist to think through project specs.

In many cases, that meant a radical reimagining of traditional designs. The team is building birds' nests and insect hotels into the building’s façade, for example, and incorporating cracks in a stone wall for fish to make their homes. The complex will also have varying heights, with each of the six rooftop terraces serving as a different microhabitat.

Slated to be completed in 2026, the project should set the tone for how all of the city should be built in the coming years, says Jos-Willem van Oorschot, architect partner and director at VenhoevenCS.
