Charging top market rent means your tenants are always shopping. The moment something cheaper opens up across the street, you have a vacancy, a turnover cost, and months of lost income. 

I keep my rents below market on purpose. My tenants think they are getting a deal. I think I am getting loyalty, zero turnover, and a tenant who never leaves.
