Change is rapidly coming to East Chattanooga, the long neglected historic residential corridor between the Tennessee River and Missionary Ridge that has anchored Chattanooga’s Black middle class since the Jim Crow era. Zoning regulations put in place in 2024 allow for denser lots that are far more valuable to developers, who are moving fast, city data shows.
