I'm a business owner. I don't have one. So on paper I'm "not bankable" — same as millions of self-employed people getting told no by the only system that's supposed to help them buy a home.

My student gweibel picked up this house subject-to and kept the existing mortgage at 3.5%. Then seller-financed it to a buyer. We call that a wrap strategy.

The buyer brought $35K. That didn't just cover the down payment... it covered the seller, wholesaler, closing costs, and payments the seller had fallen behind on.

One deal. We saved the seller from going under. We handed a non-bankable buyer the keys to a home and he's now building 25 years of credit. Gina still walked away with $10K more.
