If you’re self-employed, you might qualify for the home office deduction. This allows you to deduct some of your housing expenses, like your rent, utilities, cleaning service and repairs. If you’re employed by someone else, you can’t claim the deduction on your federal taxes even if you work full-time from home. If you qualify, there are two ways to calculate the home office deduction – the actual expense method and the simplified method. Watch this video to learn more about the home office deduction.

FAQ
Who qualifies for the federal home office deduction?
Generally, individuals who are self-employed can claim the deduction if they use a part of their home exclusively and regularly as either their main place of business or to meet regularly with clients, patients, or customers. Standard employees generally cannot claim this deduction on federal taxes, even if they work from home full-time. However, an employee with a side business may deduct expenses related to that specific side business.

What expenses can be written off using the actual expenses method?Under this method, you can write off 100% of expenses that are solely for the business part of your home (such as painting that specific room). Additionally, you can deduct a prorated portion of expenses that apply to the entire home—such as utilities, rent, homeowner's insurance, mortgage interest, maintenance costs, or a new roof. This portion is calculated by multiplying total home expenses by the percentage of the home used for business.

How does the simplified method for calculating the deduction work?
The simplified method does not require tracking individual home expenses. Instead, you multiply the square footage of the space used for business (up to a maximum of 300 square feet) by $5. For example, a 100-square-foot home office results in a $500 deduction.
