California just changed what it means to own a piece of land and most people are still catching up.

A new law now allows ADUs to be sold separately from the main home. Cities have to opt in, and very few have. But the ones that do? This shifts everything.

It’s one of those laws that looks different depending on where you’re standing: 

- If you’re a first-time buyer who’s been priced out, this could be a real entry point into homeownership. 

- If you’re a homeowner in an established neighborhood, you’re probably asking what this does to your street, your parking, your community feel and that’s a completely fair question. 

- If you’re in a luxury market with sprawling lots, the concern is less about density and more about what it quietly does to values over time.

There’s no clean answer yet.

What I do know is that laws like this rarely stay quiet. They either reshape markets or they stall out before they get the chance.
