The Best Real Estate Investment Isn't Always the One With the Highest Returns.

Most busy professionals don't have an investing problem.

They have a time problem.

Owning great real estate is one thing.

Managing it is another.

That's why I think management intensity deserves more attention than projected returns.

Here's how I would rank five real estate asset classes for professionals who want to build wealth without creating a second full-time job:

1. Self-Storage

Simple operations, low maintenance, and limited tenant interaction make self-storage one of the easiest asset classes to own at scale.

2. Triple Net (NNN) Retail

Long-term leases and tenants responsible for many operating expenses reduce day-to-day involvement while creating predictable income.

3. Mobile Home Parks

One of the strongest cash-flowing asset classes, but also one that rewards experienced operators. The opportunity is significant, but so is the importance of disciplined management.

4. Industrial

Long lease terms and stable tenant demand can make industrial properties relatively straightforward to own, especially with quality tenants.

5. Single-Family Rentals

A proven wealth builder, but scaling a portfolio often means managing more maintenance, turnover, and operational complexity than many investors expect.

The lesson isn't that one asset class is "better" than another.

It's that the best investment depends on your most limited resource.

For many people, that resource isn't capital.

It's time.

The goal isn't to own the most real estate.

It's to own assets that fit your lifestyle, your expertise, and your long-term investment strategy.
