Where I'd Put My First $500K If I Had to Start Over

If I had to start all over again, here's where I'd put my first $500,000 in real estate.

Not based on hype.

Not based on what generated the biggest returns over the last few years.

Based on what I'd be comfortable owning for the next 20 years.

Too many investors chase the highest projected returns.

I think they should pay more attention to the quality of the asset, the durability of the cash flow, and how much operational complexity comes with owning it.

That's why I'd rank them like this:

Self-Storage
Industrial Flex / Small Warehouse
Triple Net (NNN) Retail
Mobile Home Parks
Small Multifamily (5–20 Units)

Each has the potential to build significant wealth.

But they don't all require the same amount of capital, expertise, or operational involvement.

The "best" investment isn't universal.

It's the one that matches your goals, your risk tolerance, and the kind of owner you want to be.

Real estate isn't about finding the perfect asset.

It's about finding an asset you can confidently own through multiple market cycles.
