I actually got paid to buy it. This is the part school never taught you.

The seller bought this park for $1.1M years ago. Now he's ready to retire and move his money into something else.

So instead of me running to a bank, he became the bank. He carried $4.7M in seller financing. I send him about $18K a month (covered by the park's revenue).

So where'd the cash to close come from? I raised $350K from private money lenders — $250K for the down payment, $100K for closing costs.
