A shopping center in Margate looked average until I found out the lowest-paying tenant was the seller’s brother. Six months later, he was out, rent went from $10,000 to $25,000 a month, and the deal became extraordinary.

The value is almost always hidden underneath the surface. The deals that look bad at first are often the ones that pay the most in the end.
