BRRRR is dead? All lies.

As the real estate cycle changes, you have to change with it.
Interest rates and home prices have made the traditional BRRRR hard to cash flow — let alone break even. Look for deals with density…

But builders have gotten less aggressive on purchasing, and that’s created some great deals on homes with larger lots. Flipping with a DADU development is one of the best ways to BRRRR in 2026.

Steps to take:
	1.	Get prequalified with a hard money construction lender that can finance both the flip and the build.
	2.	Look for lots with alley access or street-to-street locations.
	3.	Build your team: a GC to flip the house, a builder for the DADU, a broker to find and underwrite your deals, an architect to run feasibility, and a mortgage broker for your stabilized financing.
	4.	Buy where you can flip the house and get the lot for free — or for less than 10% of the total build-out value.
	5.	Flip, build, refinance — and get after your next deal.
