The best deal I've ever bought, I didn't buy with money.

I bought it by solving a problem the seller couldn't solve himself.
ㅤ
He owned it 35 years, was ready to move on, and his kids didn't want it. But if he sold the traditional way, a massive capital gains bill was waiting for him.

So I didn't offer him cash. I offered him a loophole: Creative Finance.
ㅤ
Seller financing means he doesn't have to deal with a huge tax bill. He gets paid monthly, at 4%, for 20 years. AND I got a 161-unit that nets six figures a month with nothing out of pocket.
