If a seller signs a contract with you and then refuses to close, they can't just walk away. Let me break down exactly what to do.

Step one: send a cure notice.
ㅤ
Step two: if they don't fix it in three days, you sue for specific performance. That forces the seller to go through with the sale they agreed to.
ㅤ
This is real. I've won two of these cases.
ㅤ
A seller cannot cancel a contract in any state unless you were the one who messed up. Not cold feet. Not a better offer.
ㅤ
So if a seller says they're not closing, don't panic. As long as you did your part, they MUST close.
