What happens if occupancy drops?

What if rent growth slows?

What if the exit cap rate expands?

Professional underwriting is not about making a deal look attractive. It is about understanding where the deal can break and determining whether the potential return justifies those risks.

This is especially important in mobile home park investing.

These properties are businesses. Returns depend on operations, expense control, collections, infrastructure, capital improvements, and disciplined execution.

Optimism can make a spreadsheet look good.

Conservative assumptions and strong operations are what give an investment a chance to perform over the long term.
