Here is the basic formula:

Find a distressed property up the street for $20,000. Put $20,000 to $25,000 into a solid remodel to bring it up to neighborhood standards. Suddenly, you have a property worth $75,000 to $100,000.

You just created $30,000 to $50,000 in forced equity instead of waiting years for market appreciation.

Turnkey properties are convenient, but forced equity on distressed deals is how you actually build net worth fast. You can refinance to get your initial capital back, rent it out for cash flow, or sell it and move to the next project.
