The housing market was supposed to loosen up once baby boomers started downsizing and selling their large family homes. New data suggests that handoff may not be coming for a long time. Redfin data shows empty-nest boomers already own 28 percent of American homes with three or more bedrooms, while millennials with children own just 16 percent. According to the National Association of Realtors, boomers now account for 42 percent of all home buyers in the United States, and roughly half of older boomers are paying entirely in cash, giving them a significant structural edge over younger buyers who need financing. On top of that, the share of buyers between 61 and 70 years old who said they wanted more space when they moved has nearly doubled since 2016. Frustrated millennials have flooded a viral Reddit thread with reactions, including one commenter writing that 11 blueberries cost more than their parents' mortgage did, and another saying their parents paid 40 thousand dollars for a house they themselves can not afford the down payment on. The bigger question raised by the data is whether the housing market can keep relying on the assumption that older Americans will eventually sell those larger properties and free up inventory for the millions of younger buyers still waiting.
