If I Had $500K, Here’s What I Would NOT Buy

Most investors start with the same question:

“Where can I get the highest return?”

If I were deploying my first $500K today, I’d start somewhere else.

What could permanently impair my capital?

That changes the conversation.

I would be cautious about:

❌ Hotels
❌ Class A office
❌ Secondary retail
❌ New-construction multifamily
❌ Ground-up development

Not because money cannot be made in these asset classes.

It absolutely can.

But each introduces risks I would not want with my first $500K. Cyclical demand. Vacancy exposure. Development risk. Cost overruns. Long periods without cash flow.

I would rather own an asset supported by durable demand, existing cash flow, and operational levers I can actually control.

That is one reason we focus on mobile home parks.

But there is an important distinction.

Mobile home parks are not passive income. They are operating businesses backed by real estate.

Collections matter.

Occupancy matters.

Utilities matter.

Expense control matters.

Management matters.

Execution matters.

The opportunity comes from buying the right community at the right basis and operating it with discipline.

The goal is not to find the asset with the most impressive projection.

It is to own businesses that can produce durable results across multiple market cycles.
