The four-year search for a buyer and developer for the bankrupt Valley West Mall may be nearing its end.

A Polk County judge approved a purchase agreement between a new buyer for the West Des Moines mall and its court-appointed receiver, according to documents filed Monday, Aug. 31. The agreement is under court seal, and the identity of the buyer is being kept confidential.

Todd Millang, senior vice president of CBRE, the real estate firm that has marketed the mall since 2025, said he expects the deal to close in about 30 days after a period of due diligence by the buyer.

The Des Moines Register reported the emergence of a potential buyer for the near-vacant, 58-acre property in June. Millang confirmed then that it was not Ankeny real estate developer ATI Group, which had spent most of the past year trying to buy the mall.
