DSCR stands for debt service coverage ratio. Instead of your income, the lender looks at the property's rental income. If the rent covers the mortgage payment, the deal works. No W-2s, no tax returns, no explaining your write-offs.

What you bring to the table is the down payment and your credit score. Generally around 20% down for 2 to 4 unit properties, and around 30% down once you cross into 5+ units on the commercial side. 📊
